Acquisition and operations of core and core plus multi-family assets in the Western United States. This stabilized portfolio of high-quality assets generate superior risk-adjusted returns with increasing free cash flow over a long-term ownership tenure.

Opportunistic

Acquisition and re-positioning of multi-family assets in the Western United States.  These properties’ marketability and cash flow would be greatly improved through physical and operational rehabilitation and updates.

Leadership

Our principals bring almost 40 years of combined residential and commercial real estate experience and can navigate the risks associated with real estate investing. We have been involved in a wide variety of asset classes across multiple geographic regions. We underwrite based on conservative fundamentals and believe cash flow is one of the best mitigants against risk. Our adherence to diligently executing our business plan has allowed us to consistently realize superior returns.

Co-Founder / Principal

Robert A. Gibson

Robert A. Gibson has considerable experience in real estate and finance. He has been involved on the sponsorship and investment side of numerous real estate deals in the Western United States. Notable projects include Exposition Point in Downtown Los Angeles. The $450 million ground-up, mixed-use project consists of a 298-room hotel, 258 units of student housing, 72 units of multi-family housing and 84,000 square feet of retail. Additionally, Mr. Gibson has entitled a range of property types, including residential, mixed-use and industrial in Southern California and Las Vegas. Mr. Gibson was previously the Land Acquisition Manager for Shea Homes and oversaw the acquisition of 700+ homes sites, with a market value of over $100 million. Prior to founding G2 Realty Capital, Mr. Gibson served as a Senior Vice President at PIMCO, where he managed the Legal & Compliance Technology Program. In this capacity, he managed a multi-million-dollar vendor and technology budget. He has a proven track record of successful project management and asset management.  Robert earned a Master of Business Administration from the University of Southern California. He holds a bachelor’s degree in economics from the University of California, San Diego. Robert resides with his wife and three children in Irvine, California.

Iain M. Gulin

Iain M. Gulin has deep experience in a wide range of real estate sectors and asset classes. He has completed over 25 residential transactions, and consulted on a wide variety of institutional development projects, ranging from a $230 million Four Seasons hotel and golf course to project management of a premier 122-acre North American sports park. He began his investment career developing luxury homes and condominiums in Southern California, and assembling a portfolio of residential rental properties in the Midwest.  Initially trained as an architect, Mr. Gulin began his career designing for Gehry Partners and Clive Wilkinson Architects, where he worked on notable projects such as the Brooklyn Atlantic Yards development then valued at $4 billion and Macquarie Group, Ltd.’s 300,000 sq. ft. Sydney, Australia headquarters, respectively.  Mr. Gulin received a Master of Real Estate Development (MRED), with Honors in Finance, from the University of Southern California, a Master of Architecture (M.Arch), with Distinction, from UCLA, and a B.A. from Pomona College. He is also an Adjunct Professor at the USC Price School of Public Policy, at which he teaches advanced real estate finance at the graduate level. He holds a California Real Estate Broker License and lives with family in Culver City, California.
